Free site assessment
The builder walks the block: slope, access, services, easements, overlays and where the flat sits best. This is where a real number replaces internet guesses.
Design and fixed quote
You get a design proposal and an itemised quote. Compare it, question it, sleep on it. No deposit is asked of you at this stage and there is no obligation to continue.
Contract and approvals
Ready to go? You sign a compliant QLD building contract directly with the builder. They arrange the soil test, engineering and building approval through a private certifier - and any council requirements if your property needs them.
The build - around 12 to 18 weeks
Slab or sub-floor, frame, roof, lock-up, fit-off. The certifier inspects at mandatory stages. You get updates throughout, not silence.
Handover
